Roof Repair & Roof Replacement

Roof repair residential Need roof repair or replacement: want reliable information on how to proceed?

Here are some expert tips to help you make decisions about your roof with confidence.

Your roof protects one of your greatest assets. More importantly, it keeps you and your family safe. So, when you notice curled shingles, leaks, or other damage, you probably want to know what your repair options are.

Deciding on Roof Repair or Replacement

There is a lot to consider when evaluating whether to replace or repair your roof. Making the wrong decision could be very costly. It’s often wise to consult a trusted roofing contractor before proceeding.

QUICK TIP

Before we dive in, here’s a quick tip.

How Old is Your Roof?

If your roof is at or near the end of its life expectancy, you probably want to consider roof replacement.

Continued repairs to a failing roof could be a tremendous waste of money. You might also miss some underlying problems that result in structural damage, significantly increasing future expenses.

Small Areas of  Roof Damage

Wind or debris can cause tears or missing shingles on your roof. Those shingles can be repaired or replaced at a relatively low cost and effort.

If you replace shingles, you may notice that the color doesn’t match exactly. Shingles often fade from exposure to the sun. Speak with your roofing contractor, they may be able to find shingles that blend better.

Minor damage to other roofing material

Damage to metal roofing panels and concrete tile can be tricky and may require the help of an experienced roofing contractor.

Partial Roof Replacement – Larger Areas of Damage

In some cases, it might make sense to “patch” an area of the roof rather than replace the whole roof. Damage to a section, or minor storm damage in several places, are good reasons for a partial re-roof.

Partial roof replacement is usually recommended for damage to newer roofs. If your shingles have been faded by the sun, this may not be the most attractive option.

Here are some additional signs of roof damage you and your contractor should consider while evaluating roof repair or replacement.

  • Caused by leaks in roof
  • Check attic or crawlspace for leaks in deck
  • Check chimney and vents for cracks in flashing
  • Check rafters for leaks that travel away from original source
  • Check roof for damaged shingles
  • Caused by improper installation (on new roof)
  • Caused by drying and cracking (on old roof)
  • Can sometimes be repaired without replacing roof
  • Caused by improper fastening
  • Caused by exposure to high winds
  • Can usually be replaced individually
  • Caused by improperly applied felt (buckling)
  • Caused by movement in deck (buckling)
  • Caused by under saturation of felt in organic-based shingles (curling)
  • Caused by application over wet deck
  • Caused by moisture in shingle
  • Caused by inadequate ventilation
  • Caused by growth of airborne algae deposited on roof
  • Unsightly appearance does not affect the service life of the material
  • Common problem in warm, humid climates
  • Algae resistant shingles available regionally
  • On newly applied shingles, a certain number of loose granules is normal
  • On aging shingles, missing granules indicate need for replacement

DON’T DELAY

If you have roof damage and decide to repair your roof, you should do it as soon as possible. Water that gets under the roofing material does not dry out. The continual dampness causes the decking material and structural wood to rot and promotes the growth of mildew.

Roof Replacement Cost

When you’re deciding on roof repair or replacement, the cost is a major factor. As you can imagine, roof repair is normally less expensive. But keeping up with a failing roof will hurt your budget too, especially if roofing structures become damaged by leaks, etc.

Work with your contractor to confidently weigh costs and options.

Benefits of a New Roof

The initial cost is more for a new roof, but increased home value, reliability, and these benefits make it a good option.

  • Energy Efficiency: Saving money on energy costs, as much as $500 per year in some cases, is always a welcome benefit. Deflect UV rays and keep heat and A/C in.
  • Curb appeal: You want your home to look good. A new roof adds a polished look to your house and a little style and flair too.
  • Increased resale value: If you’re selling your house in the next few years, a new roof will add to the sales price and give the buyer added confidence.
  • Peace of mind: Feel safe and protect your belongings from the elements during heavy rains and high winds.
